1. Who is responsible

2. What data we collect

Contact data you send us — when you contact us about a listing (by form, e-mail, phone, WhatsApp or Telegram): your name, contact details and message. We use it solely to answer your inquiry and arrange viewings or offers.
Language preference — a cookie named lang stores your chosen website language for one year. It contains only the language code (e.g. "en").
Technical logs — our hosting provider records standard server logs (IP address, requested page, time) for security and troubleshooting, retained for a limited period.

3. Data kept only on your device

Favourites — the listings you mark with a heart are stored in your browser's storage on your own device. When you open the Favourites screen, only the listing numbers are sent to show those listings; we do not store them or link them to you.
App settings — whether you closed the "install the app" notice and whether the launch screen was already shown in this session.
Offline copies — the app keeps copies of pages and photos you have viewed so they open without a connection. You can remove them at any time by clearing the site's data in your browser or uninstalling the app.
Cookie choice — your answer to the analytics question, so it is not asked again.

4. What we do not do

We do not sell or rent your personal data to anyone.
We do not use advertising cookies and we do not profile visitors. Analytics cookies are set only if you allow them (see below).
We do not require an account to browse the website or use the app.

5. Cookies used on this site

lang — your language choice (1 year, essential for the multilingual site).
theme — your light or dark display choice (1 year); set only if you choose one, otherwise the site follows your device.
_ga, _ga_* — Google Analytics visit statistics (up to 2 years), set only if you accept them in the cookie notice. Without your consent Google receives only anonymous signals, without cookies.
_clck, _clsk — Microsoft Clarity (up to 1 year), set only if you accept the cookie notice: it records clicks, scrolling and page layout so we can improve the site; text you type in forms is masked.
di_admin / di_admin_pre — session cookies used only by our own staff to sign in to the administration area; visitors never receive them.
Anti-forgery cookies set by our platform to protect forms against abuse.

6. Third parties

Listing pages display maps from OpenStreetMap; when a map loads, your browser requests map tiles from OpenStreetMap's servers, which see your IP address (see the OSMF privacy policy). Links to WhatsApp or Telegram open those services under their own privacy terms. With your consent, Google Analytics (Google Ireland Ltd.) measures visits; Google may process that data outside Montenegro (see Google's privacy policy). With your consent, Microsoft Clarity (Microsoft Corporation) records how pages are used (Microsoft privacy statement).

7. How long we keep data

Inquiry messages are kept for as long as needed to handle your request and for a reasonable follow-up period, after which they are deleted. Contract-related data, where a transaction takes place, is retained as required by Montenegrin law.

8. Your rights

You may request access to, correction of, or deletion of your personal data, and you may object to its processing. Write to info@di-real-estate.com and we will respond as required by the applicable data protection law of Montenegro (and, where it applies, the EU GDPR).

9. Security

The website is served over HTTPS with strict browser security settings; administrative access is protected with strong authentication including two-factor verification. Access to inquiry data is limited to our staff.

We may update this statement from time to time; the version on this page applies from the date shown above.
